Negotiations were successful.

I have been able to acquire the 5' x 13' current storage room in the basement. Originally, I eyeballed it as my layout room when we first moved in. It has since turned into storage. As long as I can find room for those items currently in the room to other "spots", the room is MINE!

5 feet wide? Is this legitimate for an around the wall layout? How much room for an aisle? I am thinking 30" - 36" that leaves 12" - 18" on each side for the layout, then benchwork....

This is N scale.

I guess a one foot wide layout around the walls would be reasonable to have something to start out.

All this back and forth with finding space for the layout and deciding what type? HCD, 2'x4' around the room! Time to ride a train! 8-D

Congratulations on aquiring the real estate! It sounds all right for N Scale, big question is where is the door located? That could make a big difference in what you can do.

Actually there isn't a door!

If I do put one in, I am hoping to install a pocket door or an HCD that opens away from the room. The HCD is cheaper than a pocket door, which means more money for the layout!

Here is a quick mock-up:

Sounds cozy.

If it's like a closet sliding door, then you can remove the door and hang a curtain. That's even cheaper than a pocket door. Even more money for trains.

Since it's a small room, don't skip on lighting.

People have gone with very narrow shelves for N-scale, even HO - saves a lot of time and money on scenery and benchwork since you don't need as much material as a deeper shelf.

5 feet wide is narrower than anything I've seen, but it might be interesting to doodle an around-the-walls, just to see what you can do in 5X13. Please post any trackplans if you whip some up...
