You need to make some basic decisions about the era ( time) you want to model, model a real road area or make up a fictious railroad. What features do you want like industries, mountains, lakes, residential or farm areas or wilderness.? What is your budget for pre-assembled structures, rolling stock and accessories? What are your skills for painting and building benchwork or models?
How ambitious are yu to build your railroad in sections or tackle a large layout?
Much will depend on the house you get for space and available configuration.
Make a list of the things you gotta have, the things you wanta have soon and things that would be nice to have. Write your list in pencil and have a big eraser handy,
Buy ONLY things that are on your gotta have list until later.
Good luck. Remember: this advice is worth exactly what you paid for it!

The era is 1990s to present day it's is going to be the center piece of the house because it links my family and my fiancé s family together. As the railroad runs it takes back to the vintage emergency service gear and uniforms. Showing our families proud heritage in all fields.

To add everything together im 3d printing all my rolling stock and engine hoods. Painting, building, electrical, you name it ive been doing it since I was young. My layout runs the whole house, yes the whole house, im a frn as my dad in laws calls me. So my list is made just placing final details

I would still consult with your fiance as to where various pieces of furniture will be placed. If you will run track around the walls, will, say, a couch be placed in front of the shelf on which the track runs? If you are cutting holes in walls to get from one room to another, will that be okay? Best of luck! Feel free to ask any questions.

It's able to go thru the walls yess. It's above the door except in the maintenance room and railroad room

Please take a bit of advice from someone who has been happily married for over 42 years. Make sure your fiance is happy with your hobby boundaries. Limiting yourself will yield far greater returns in your married life. Best wishes!

Define "thru out the house"? Sounds like it is raised above door level. Going through walls over doors can be tricky as there can be extra structural headers and the like in there.

Do you mean you want to model all 4 railroads? CP is now CPKC. The Canadian Pacific purchased the Kansas City Southern about 3 years ago.

Just as you said thru walls above doors and all. Im building the house so ill know where all the spots are. I was going to use UP CPKC CSX NSFS because it run two main states missouri and Georgia the connector states are tricky

The connector states are in the walls between rooms.
