Sherrel ...... I hear "fixing' to" often here in KY.

I once had a son-in-law who was visiting here with family members. We went out to eat a buffet restaurant. He returned to the table with what he proudly stated was "whale Meat". We all laughed at him, but he insisted that's what was on his plate. ( He said he asked three times, and each time he said it was whale.) Next, I went to get food on my plate. The man carving the beef, asked in his Kentucky accent if I wanted "rare or wale" . I was laughing out loud as a returned to the table.

Tom O ..... It is really outrageous about what is happening to investors who have rental property. Government won't allow evictions because of the pandemic.. Renters stop paying rent, and can't be evicted. We have a son-in-law who has lost $18,000 of unpaid rent on a place he rents. Crazy government. Absolutely crazy!

The way it is supposed to work was you can't get kicked out for not being able to pay your rent. You still have to pay that's what the stimulus was for to get you caught up in rent and mortgage. It's not a free pass not to pay. That's why they extended it otherwise there were going to be a lot of homeless people.
 
That is a bunch of BS! Do you have any recourse like a collection agency?
Meanwhile, your property taxes and other business fees continue!
Sherrel, the 21 years before I retired I worked at one of the top 10 collection agencies in the country for my brother. Nothing a collection agency can do. The moratorium on evictions is holding all landlords holding the bag with no recourse via legal means. Terry and I through our property management company only plan a few evictions when they are allowed as filing 150+ at roughly $1500+ each when all attorney and court filing fees are added up is not worth it. Yes, the taxes are continuing and are rising, our employees are getting paid and all the other bills are being covered. While we can afford it because we have saved profits over the years and not spent crazily, I can assure you many many landlords will be losing their properties to the banks.

So true Tom. I have no issue with what the government of both administrations have done, are doing or may do with a stimulus. I know my tenants would like to pay and most have. The stimulus was not directed to landlords it was directed to help the people. The landlords need direct help and PPP was for small business to help keep folks on the payroll. There is nothing directed at paying rental or mortgage fees. I would rather have had the stimulus go only for food and clothing, not given choices. $1500 would not have paid 1 month of even our lowest monthly rental.

I am not a socialist, BUT, the only way out of the impending real estate crisis is a full pardon to renters and folks who can’t pay the mortgage. Then the government has to also help the landlords who have lost and continue to lose every month. However, banks would have to go along.

Garry, there was/is no easy solution for any administration to follow. I am not mad at either the Trump group or Biden’s group.

As I have written elsewhere here today, the option to pay rent or mortgages with a $1500 stimulus was misdirected. Even if a family of 4 was paid $6000 that would not have paid 4 months of our lowest rental fees. The pandemic is in its 19th month. I would prefer that money feed people and in the majority of cases I think it did. Of the 150+ renters we have that have stopped paying our managers or Terry and I have talked to about 100+, the balance have refused to contact us back. People want to pay their bills, but 1st have to feed the family.

The only thing we could do without violating the moritorium was when the managers reported new vehicles for people not paying rent. We changed the pass codes for the parking garages. Actually had 2 folks sue us for that but we won in court but lost a bunch of money to fight it. We also changed the passcodes on all pools to not allow non payers to swim.

I hope your SIL can survive this mess. Terry and I can only because we have no mortgages to pay. Last year was the first year in forever that we took a loss. This year is guaranteed already to be a loss.

Greg, I think many do. We have made hundreds of agreements with renters. There are a few of course those who have not reached out to us and ignore us.

I know the fear! I remember eating Raman noodles and hotdogs for the 1st few years. Along with cheap beer (Olde German) and generic cigs. The only "normal" meals I had was when I would visit my folks!!

When I first moved out of the dorm and into a cheap $28/month room in a boarding house, I was able to keep my part time job working in that dorm cafeteria because they didn't realize (or cared) that I had moved out! 20 free meals a week! The next two semesters after that, I just walked in without getting a meal card and sat at a table with 10-12 friends who always got a lot of extra food, especially the girls, and generously fed me. Had to have the meal card to get into the food line, but not to enter the cafeteria. They had 1400 folks in that dorm and nobody was the wiser. They were all used to seeing me the previous two semesters as well. Then I got married and it all ended.
 
Let’s talk trains. My tie strips came in to the LHS and I ordered more yesterday from the Chicago area hobby shop.

I saw last week on a FaceBook buy and sell group 10 pulpwood cars. Today, I emailed the guy asking if any were left. 5 so I purchased them, why, why not. Now I have 15. Getting close to my rolling stock limit of 70 of which 40-48 fit comfortably on the layout. I had last week weathered trucks, wheels and couplers for the rolling stock. This afternoon I sprayed Testors DullCote on 10 of the pieces of rolling stock, all box cars. I will fade these 10 and move on to the next 10. Everything will be faded before I move on to rust.

I have 2 sheets of 2” foam left. Cut to 2’x8’ gives me 32’ of City. I think I have enough 1x3” framework left and whatever amount I have I will put together after tomorrows swim. I just have to figure how to attach it and where exactly on the current expansion.

The slot track is at a standstill, not enough materials but the son found 2 router bits and will mail them to me. The 10/14/2021 deadline looks like it will be missed. The copper tape for electrical contact is also now back ordered. I need 12 servos to allow switching of lanes. 4 on each of the 3 lanes. Told the shop I ordered them from, no back orders. Got 8 of the 12, not happy on my end.

This evening, I completed work on a Walthers Budd sleeper to add to my Super Chief. The train now has 9 cars. I installed grab irons which is tedious because of the tiny holes to be drilled. I installed Kadee couplers and applied the decals with the car's name, Pine Mesa.

Good Morning All. Clear and 55° as the nights remain rather cool. Started the process of covering up the pool for winter yesterday. Removed the ladder and cleared the remaining leaves that fell earlier in the week. Chemicals are right. I unfolded and inspected the cover and it appears to be OK.
Today, we have an 8:30 visit to the hospital for the revision specialist to gather new cultures and fluid draws in an effort to see if they can find out what the offending bacteria is that is causing the infection in my wife's knee. Once identified, they can target it with the right antibiotics when they remove the implant next Friday. Otherwise they have to use a cocktail of antibiotics which is much harder on the system. When the titanium implant is removed, plastic spacers impregnated with the antibiotics will be inserted to prevent the muscles from contracting. After an undefined time period for the infection to clear, they'll go back with the replacement titanium implant. One of the issues is that because the blood vessels and nerves were cut in the original procedure, there's no way that normal antibiotic distribution can occur. Today's procedure will last about 4 hours from hospital check-in until the anesthesia wears off. I haven't decided whether I will hang around or go home and be productive during that time.

Yesterday out in the train shed, I mostly ran trains since I haven't done enough of that lately. I trimmed up a Preiser figure that wasn't needed in it's original pose, which was a hotel maid.Compare the one on the left with the one on the right.

Willie: ...How long is your mainline and how do you turn the trains on the individual decks? Does the mainline form a large circle?
There are actually two main lines, one on each deck. They're not yet connected so I essentially just run two separate layouts. The upper one is about 170' and does form a loop. The lower one is about 155' and is point to point. I have turnouts in place to install a helix if I have time in my lifetime to do so. I do not need to turn trains, as everything that I run is double-headed diesel lash-ups. Like the prototype, I just unhook and run-around to the other end. The train length is determined by the length of the passing sidings, which are all 22-25 cars in length, as are 22 of the 26 staging tracks in three different staging yards.

Morning from way out here in Never-Never Land!
Starting the day at 61 degrees and looking for a high of 91 later. Yesterday the high was only 88 as suddenly a bevy of clouds came out of nowhere; the forecast has clouds showing up today as well as a low pressure area over Baja will bring some moisture into this area. Whether it turns into a rain shower only the gods know?

Yesterday was sort of a non-descript day as I blundered around and didn't get much accomplished. I guess that lookingback - I did do more than I thought - it just doesn't show!

Have a tech person coming around noon to see why my solar system is not reporting. It is working- just not showing up on the computer. I have an idea that the transponder to modem is the culprit.

FLO - Ifyou please-I will have another cup of coffee and a BLT with avocado and some fries with a DP to drink - thank you!

WILLIE - I like the crossing and the men at work! The tyre in the weeds is a nice touch and the rough boards remind me of many rail crossings as a kid.

Good morning from cool (temperature wise) Wisconsin. 53f/11.6c degrees now up from 49/9.4 at 6am heading to a very windy and cloudy 77/25. Thankfully unlike Willie I don’t have to shut the pool down. I will be this upcoming week though be putting the south deck furniture away for the season. The north porch has built-ins so just removing the cushions will be easy. Maybe 2 hours of work and I’ll be done.

I checked this morning on my weathering project. 10 boxcars were Dullcoted and will be worked on this today or Sunday. I was reading yesterday that the Testors formula has changed but I didn’t notice anything different this morning.

I will be laying track today. 61’ of mainline and 1/2 of 1 siding. Central Valley tie strips this morning and glued on code 83 rail tonight after dinner. Should be able to run tests tomorrow. The feeders are soldered before rail is laid and about every 9’. I solder 3-3’ rail sections together and add a feeder. Rails get a gap every 9’ and has worked fairly well since 2014.

The UW Women Hockey team opens the season today in St. Charles, Missouri, out side of St.Louis. Because of the increase both in Wisconsin and Missouri of Covid cases, Terry and I will be staying home. We missed last years opener also because of Covid. The Badgers are 2 time defending NCAA champs, going for 3 in a row!
