Need to weather this

While at Michaels Arts and Crafts, I found these 1/16" thick black foam sheets. I thought they might look good for parking lots and maybe even make roads out of them. I'm thinking of using a light colored wash over it to lighten it up some then possibly going outside and getting some dirt to lightly rub over it, then sealing it with something. Gotta do some experimenting, what do you think?

I would put the lines on there, if any that you are going to do, and then spray it with a light coat of grime/dust/very lite grey, which ever you prefer, and then do some individual oil stains/spots as needed.
