Just a thought, why not build modules. These have the advantage of taking minimal space when not in use, allow you to fullfill the need to tinker with a railroad, and can be setup either at home or elsewhere. If you build the modules at 2' depth or so you can easily wall mount them as shelves, interconnecting as many as the wife will allow.
Personally, I have my main layout in my 3 car garage (no cars), but in my home office I actually have 2 shelf layouts as well. A 96"x14" "timersaver" variant as well as an "inglenook". Either of these can be connected to each other or to my main layout should the need or desire arise.
